Sunshine Coast Architects Since 2005

Morriarchi Architecture has assisted forward-thinking clients bring their architectural visions to life from the inner city, coastline and hinterland locations.

Morriarchi Architecture is a Sunshine Coast Architecture practice based in Minyama, led by Director and Principal Architect Chris Morrison. Since 2005, our work has grown to include more than 400 designs across residential, multi-residential, mixed-use and commercial architecture.

Large enough to realise ambitious ideas, yet small enough to remain closely involved, we work with our clients from the first conversation through to construction. From beachside homes in Mooloolaba to hinterland properties around Buderim or Noosa, each project is meticulously shaped by its site, the people behind it and what it needs to achieve.

A Cohesive Process, From Concept to Completion

Why Clients Choose Morriarchi

We’re with you at every stage of the process, from our very first conversation to the moment you get your keys to your new home.

Building or renovating a home is a significant financial and emotional undertaking. Our role is to make the process more considered and less uncertain, listening closely to how you want to live, explaining the decisions ahead and remaining involved as the design moves from an idea into something buildable.

Because we are not constrained by one architectural style, the outcome begins with you and your site. Whether the opportunity lies in natural light, coastal breezes, privacy, difficult levels or a stronger connection between indoors and out, we look for a response that feels both distinctive and entirely appropriate.

Development projects require design ambition to be matched by commercial awareness. We consider planning, yield, amenity, buildability and long-term market appeal together, helping shape proposals that make intelligent use of the site without losing the qualities that make people want to live, work or spend time there.

Our full-service capability also creates continuity. The thinking established during early design and approvals can be carried into documentation, contractor selection and construction, reducing the risk of important decisions becoming disconnected as more parties join the project.

Client Words

"Chris and the Morriarchi team are amazing to deal with, collaborative and have some cool ideas we would never have dreamed of. We have worked with Morriarchi Architecture on three very different projects to date and highly recommend them, hand on heart."

Architecture Across Every Scale

Residential Architecture

Our homes are tailored to how you live and a reflection of your personality.

A home should feel personal to the people who live there and natural to the place it belongs. We design custom homes, renovations and extensions that respond carefully to lifestyle, orientation, views, climate and budget, creating spaces that are comfortable, enduring and unmistakably your own.

Multi-Residential Architecture

Our multi-residential spaces balance your time, cost and need for returns.

Across apartments, villas, townhouses and duplex developments, we consider scale, dwelling mix, amenity, access, planning and buildability together. This helps protect the commercial fundamentals of the project while creating places people genuinely want to live.

Commercial Architecture

We design commercial spaces around how businesses operate, connect and grow.

From workplaces and retail environments to hospitality and broader commercial settings, we create spaces that balance practical requirements with a strong architectural identity. Each project is considered around function, customer experience, operational needs and the long-term value of the property.

Mixed-Use Architecture

We bring different uses together to create places that feel connected and easy to navigate.

Mixed-use projects require residential, retail, hospitality, workplace and shared spaces to work together as one cohesive environment. We carefully consider movement, access, privacy, amenity and the relationship between each use, creating buildings that support both everyday experience and long-term value.

Frequently Asked Questions

01

Do I need an architect on the Sunshine Coast?

For a custom home, substantial renovation or development, involving an architect early can help resolve site, planning, budget and design decisions before they become costly to change.

Morriarchi can continue beyond concept design, carrying those decisions through approvals, documentation, contractor selection and construction.

02

What is the difference between an architect and a building designer?

Architect is a protected title in Queensland and can only be used by someone registered with the Board of Architects of Queensland. Building designers follow a different training and licensing pathway, with the work they can undertake depending on their qualifications and licence.

The practical question is not only who can prepare drawings, but who can lead the design and support the stages your project requires.

03

How much does an architect cost?

There is no single standard fee, because the scope can vary significantly between a new home, renovation, development or commercial project.

Cost is influenced by project complexity, site conditions, approvals and whether you require design only or support through documentation and construction. Once the required services are clear, a project-specific scope and fee can be established.

03

How long does the architectural design process take?

For a custom home or substantial development, design and approvals are usually measured in months rather than weeks.

The timeframe depends on the complexity of the brief, site conditions, consultants, council requirements and the speed of client decisions. At the outset, the applicable stages can be mapped into a realistic programme.

03

Can you design for a steep or difficult block?

Yes. Sloping sites, restricted access, exposure, vegetation and planning constraints all influence what can be built, but they can also reveal the strongest design opportunities.

Considering these factors from the beginning allows the architecture to work with the land rather than forcing a standard response onto it.

03

What areas does Morriarchi work in?

Morriarchi is based in Minyama and works extensively across the Sunshine Coast and Noosa.

The practice also undertakes selected projects throughout Queensland and Northern New South Wales, including Brisbane, the Whitsundays, Yamba, the Northern Rivers, Yeppoon and Mackay.

03

How many units can I build on my land?

The answer depends on zoning, overlays, density provisions, setbacks, height, access, parking, servicing and the physical conditions of the site.

An early site review can help test development potential and identify the planning and design constraints that need to be resolved before detailed work begins.

03

Do you handle the development application process?

Morriarchi can prepare and coordinate the architectural information required for a development application and work alongside town planners and other specialist consultants.

Addressing planning requirements early helps identify constraints, strengthen the proposal and reduce the likelihood of avoidable redesign later.
